In the past 24 hours, Retreat Realty closed a couple more listings. There’s a reason I haven’t written a blog post in three weeks……I’ve been busy writing new listings, sales contracts and handling closings. We’ve been very fortunate.
Yesterday we closed on the sale of the Pound Mill Branch farm in Mitchell County. This was a 102 acre farm with house, which after a new survey revealed there to be 91 acres. This one was a challenge in that although the private road to the property had been in continuous use for 100+ years, the buyer’s lender required a new road maintenance agreement and shared road agreement with neighbors. There were seven neighbors! But we got it done.
Then today, we closed on the 751 acre Morris Glen Farm. Listed two years ago for $3.5 million, it was purchased by a private investor who in recent years has placed over 20,000 acres of western North Carolina mountain land into conservation easements, never to be developed. He’s quite an individual and captain of industry in his own right. But this property was also unique in its own way having been owned by the same family since 1788. Yes, that’s right…1788. It is a remarkable property and is the largest contiguous land sale in McDowell County (Marion) in well over ten years according to the MLS.
In the meantime, we’ve written contracts on other properties, including the Pokeweed Farm, a 17+ acre totally self–sustainable farm with two large homes, three tiny cabins, barn, pastures, pond, creeks, etc. Read more about the listing here, as it is truly unique. It even has a ram pump on the property. Though I’ve read about them, I’ve never actually seen one in use. The Romans used them 2,000 years ago.
