We are pleased to have represented the buyers of this one-of-a-kind property here in Western North Carolina.  Many sellers and agents claim to have a “one-of-a-kind” property, and while every property is unique, few warrant such a description.  This is one that definitely does.

In all our years of representing buyers and sellers in Western North Carolina, we have never come across a property such as this.  Not only does the sheer size make it a standout, but the fact that it has not one but TWO lakes.  And these aren’t simply ponds or modestly sized lakes, these are full fledged, “take out the motorboat” lakes.  Each one has a surface area of approximately fifty acres with two miles of drivable soil roads around their edges allowing for easy access to every foot of the water.

We cannot stress the value of having two such water bodies here in the mountains because permitting even a one acre lake requires significant due diligence, cost, engineering and oversight.  The NC State Dam Safety Office and Corps of Engineers typically get involved with anything over two acres, and even Duke Energy with all its influence and budget could not likely permit such a lake these days due to environmental concern and public outcry.  So it is safe to say that these two lakes will likely never be replicated here in the mountains.

In addition to the two amazing lakes, the land itself is outstanding, rising to 3,200′ with multiple ridges providing long range views to all points of the compass.  There miles of well maintained interior roads that provide access throughout the property leading to one exceptional building site after another.  This is an ideal set up for a family compound with many dwellings for family and guests.  Approximately two thirds of the boundary adjoins forest and game lands owned or maintained by the states of NC and SC as well as private non-profit conservation groups, meaning the 1,201 acres actually feel larger.  But the land isn’t the only point of interest.
