There are views, and then there are BIG views. But even more rare are properties with BIG views AND gently laying topography suitable for farming and building. All we do are rural properties, farms, homesteads and bugout property. Therefore, we have seen a lot through the years, and this farm offers perhaps the best combination of views and topography as any we’ve ever seen.
Located just 22 minutes from West Asheville with access on a publicly maintained paved road, this property offers convenience for day to day living, yet just enough off the beaten path to ensure your privacy. The surrounding properties consist of large, family legacy farms with no large development in the area. Furthermore, it is in an area with Open Use zoning, meaning you are pretty free to do whatever you wish on the property. The sellers only request is that the property not be used as a wedding/event venue due to the fact that they themselves will be living on an adjacent parcel (which by the way, means you’re going to have wonderful neighbors who know how to farm).
Starting from the flat, gravel topped drive as you enter the property, you meet up with several well used and well built farm structures including a very large equipment barn followed by a small packing barn ideal for drying herbs, fruits and meats that has a lower level built into the hillside that is perfect for a root or canning cellar. Next to this is a large covered packing shed where you’ll find the walk in cooler which comes with the property. As you drive further along the rich bottom land alongside the spring fed creek (which is sourced from within the property itself) you come to a large fenced garden area followed by a three sided hay barn.
As you drive further, you’ll notice the gently laying and rolling pasture and fields on either side. Out of the 36 acres, there are approximately 23 acres of open field. This is an incredible premium which if often hard to find. This acreage is ideal for grazing, horses, an orchard, row crops, solar installation or building one’s home. If you’re back here, no one will ever see you from the public road. Its its own private homestead.
Passing through the bottom land, you rise gently to an elevation of more than 2,400′ above sea level (no flooding here). When you reach the rear property line, you’ve climbed more than 150′, make a turn and suddenly you are facing a 180 degree view looking out more than 26 miles with nothing between you and Mt. Mitchell (tallest peak in the Eastern United States) than open air. It is simply jaw dropping, and highly unusual to find such a view. What makes it even more unusual is the fact that at this point, the property flattens out to a football sized field. It is so flat that you could build a house here on a concrete slab foundation which almost never happens in the mountains.
Seriously, the view is remarkable. Most often a property of this type will have one narrow view corridor with mountains fairly close by. Not here. This one is so wide that to get a good photograph requires a wide angle lens. The orientation is directly east meaning you have incredible sunrises, and with the wide open spaces of this property, the land is bathed in sunlight all day long and all year long, not just in the summer months. With ample water and good soils, this means you can have one incredibly rich crop yields. But it doesn’t stop there.
The 36 acres are comprised of two adjoining parcels of 26 and 10 acres, meaning if you desired, you could easily sell off one to family or friends so that you reduce your basis in the remainder. Furthermore, the 10 acre parcel is already improved with a house site ready for building. That’s right. There is a flat, graded building site already with driveway in place along with electrical service, water from the on site well, high speed internet by Spectrum and a 4 bedroom septic system already installed. The internet download speed has been tested out at 420 mbs which is very fast. You can literally submit house plans to the county, pull a permit for the house and let the hammers fly! Why is this so important? Because having these site improvements in place removes the biggest obstacles and unknowns when buying vacant land. There is no worry about soil conditions, or water or the cost of putting in a driveway, etc. This saves you the headache as well as time.
Not only are there these improvements, but there is another 4 bedroom septic permit in hand. The system hasn’t been installed, but the Improvement Permit is in hand and ready to go. This has been intended for creating a restroom facility for farm hands out of the packing barn/cellar. In fact, if you wished to create another homesite without jumping through bureacratic red tape, the 26 acre parcel can likely be subdivided one time into two 10+ acre parcels without triggering planning board review. (buyer should confirm independently.) The property is in the Present Use Valuation program under “agriculture” meaning it benefits from a tax deferral of 78% of the annual property taxes so long as it remains in the program. The property can easily be taken out of the property if desired.
The area in which this is located is northwest Buncombe County which is a highly sought after farming community. If you study the comparable listings, you’ll not find another having these kinds of views, topography or improvements. They are all inferior in some manner, and yet they are priced at $23k to $25k per acre whereas this farm is listed at just $18k per acre! This listing represents an exceptional value, and for that reason we don’t expect it to last very long.
Call to day to set up a private tour. Do not drive onto the property without an appointment.
